What Affects the Cost of Duct Cleaning in Florida Homes

Ask three duct cleaning companies for a price and you may get three very different answers. Part of that is how each company prices its work, and part of it is your home. Florida houses have their own patterns: slab foundations, ducts in hot attics, air handlers in garages and closets, and many newer two-story layouts. Here's what actually moves the number, using our own published prices as examples.

How we price the work

So you can follow the math, here are the prices Superb Air Duct Cleaning Kissimmee uses:

ServicePrice
Basic air duct cleaning$199 for up to 10 vents, $29 per additional vent
Deep duct cleaning$59.99 per vent
Dryer vent cleaning$99 for up to 10 feet, $15 per additional foot

Commercial work is quoted separately after a visit.

Five things that change the price

Factor 1: How many vents you have

This is the biggest single factor in most homes. Count every supply register (where cool air comes out) and every return grille (where air goes back to the system).

  • A smaller one-story home may have 10 or fewer, which keeps it within the $199 base price.
  • A typical three- or four-bedroom home often has a few more. With 13 vents, basic cleaning would be $199 plus 3 × $29, or $286.
  • A large two-story home might have 20 or more. At 20 vents, that's $199 plus 10 × $29, or $489.

Counting before you call gives you a fairly accurate estimate before anyone visits.

Factor 2: One system or two

Many larger Florida homes, especially two-story houses, have two separate HVAC systems: one for downstairs and one for upstairs. Each has its own air handler, return and duct network. That usually means more vents in total, so count the registers and returns for both systems.

Factor 3: Basic or deep cleaning

Most homes are well served by basic air duct cleaning. Deep duct cleaning, at $59.99 per vent, is for systems that need more detailed work at each opening, such as heavy buildup, debris after a renovation or ducts that haven't been cleaned in a long time.

Here's how the two compare for a 12-vent home:

  • Basic: $199 + 2 × $29 = $257
  • Deep: 12 × $59.99 = $719.88

The deep option costs more because it involves more work per vent. If you're not sure which you need, ask us to explain what we see in your system before deciding.

Factor 4: Access

Florida homes usually have ducts in the attic and the air handler in a garage, utility closet or interior closet. Access affects how the work goes:

  • Tight closets around the air handler can limit space for equipment.
  • Low or crowded attics make it harder to reach certain runs.
  • Condos and townhomes may have building rules about work hours, elevator use or access to shared areas.

Let us know about unusual access when you book so there are no surprises.

Factor 5: The dryer vent

Dryer vents are priced by length. A short first-floor run straight out an exterior wall often fits within the $99 base for 10 feet. Longer runs cost more:

  • 15 feet: $99 + 5 × $15 = $174
  • 22 feet: $99 + 12 × $15 = $279

Newer floor plans with upstairs or interior laundry rooms tend to have longer runs, often through the attic to the roof. The U.S. Fire Administration recommends cleaning the dryer vent at least once a year, or sooner if drying times get longer. See dryer vent cleaning for details.

What shouldn't add to the price

Some companies advertise a low price, then add charges once they're inside. Common upsells include sanitizing, fogging, mold treatments and "antimicrobial" sprays. The EPA advises homeowners to fully understand the pros and cons before allowing chemical biocides or sealants in ducts, and notes that research hasn't demonstrated their effectiveness in duct cleaning.

We don't offer those services, so they won't appear on your bill. If you suspect mold, the right call is a mold professional, and coil or drain pan problems belong with an HVAC contractor.

What a fair estimate looks like

The EPA recommends getting written estimates from more than one provider. Whichever company you choose, a fair estimate should tell you:

  1. How many vents or feet are included
  2. What parts of the system will be cleaned
  3. What costs extra, and how much
  4. What method will be used

Putting it together

For a typical two-story home around Kissimmee, FL with 16 vents and a 14-foot dryer vent, basic cleaning would be $199 + 6 × $29 = $373, and the dryer vent would be $99 + 4 × $15 = $159. That's $532 for both, with every number visible in advance.
