Duct and dryer vent cleaning in Buenaventura Lakes, about 1 miles from Kissimmee.
Our Home Neighborhood
Our office is on Buenaventura Boulevard, so Buenaventura Lakes is the neighborhood we know best. It is an unincorporated community in northern Osceola County, close to where Osceola Parkway meets Florida's Turnpike. Most homes here are within a mile or so of us.
Homes From the Community's First Decades
Buenaventura Lakes was developed starting in the 1970s, and many homes date from its early years. Typical houses are one-story, concrete block on a slab, with the air handler in a closet or garage and ducts in the attic. There are also townhomes, condos and apartments in parts of the community.
In homes of this age, the duct system may be original or may have been partly replaced when the AC unit was changed out. The places we usually find the most buildup:
- Return grilles and the filter area, where dust is pulled in first.
- Low spots in attic flex duct, where debris settles.
- Short supply runs near the air handler, which carry the most airflow.
Living With Florida Humidity
Buenaventura Lakes has the same hot, humid summers as the rest of Central Florida, with afternoon storms most days in the rainy season and AC running nearly year-round. That workload means filters fill faster, and dust settles in ducts over time.
Duct cleaning can help remove built-up dust and debris, but it doesn't solve humidity or mold problems. If your vents smell musty or you see what looks like mold, have an HVAC contractor check the coil and drain pan and call a mold professional if needed.
Pricing is simple: basic air duct cleaning is $199 for up to 10 vents, plus $29 for each extra vent. Dryer vent cleaning is $99 for up to 10 feet. Many Buenaventura Lakes homes have a laundry area in the garage with a short wall vent, which is quick to service.
